Q. I've never worked with an architect before. What are the basic stages of an architectural design process?
A. Schematic Design Phase
Review client's requirements for the project.
Counsel on general plan and design of project to suit client's needs.
Prepare schematic design drawings illustrating the scope of the project and its relationship to the site and adjacent structures and submit these drawings for the client's approval.
B. Design Development Phase
Prepare from the approved schematic design studies the design development documents consisting of drawings and specifications as required to establish size and character of the project including the structural, mechanical and electrical systems, materials and such other essentials as are appropriate, and submit these documents for the client's approval.
Reevaluate and adjust the drawings if needed.
C. Construction Documents Phase
Prepare from the approved design development documents the complete working drawings and specifications describing in detail the work to be done to construct the project.
Assist the client in filing proper documents and securing necessary approvals of governmental or other agencies having jurisdiction over the project.
D. Administration of Construction Contract during Construction Phase (optional and per new contract)
Provide administration and execution of the construction contract, including determining that the work is proceeding in accordance with the contract documents.
Review all shop drawings and samples submitted and approve those which comply with the requirements of the construction documents.
Deliver to the client all certificates of inspecting authorities, bonds, guarantees and related documents.
Q. Are there any additional architectural services that you provide?
The client may request the architect to provide additional or supplementary services which are not included in the normal basic services. The additional costs of such services should be agreed upon before the services are rendered. Examples of additional services are:
Developing planning surveys and special analyses to establish or clarify requirements of the project, including comparative studies of prospective sites.
Preparing a master plan for a project larger than is to be built initially.
Providing financial feasibility and other special studies.
Making measured drawings of existing conditions when required for planning additions or alterations.
Supplying special models, renderings or other material for promotional or exhibition use.
Revising previously approved documents to accomplish changes which the client may desire.
Associating with special consultants, other than the normal structural, mechanical and electrical engineering consultants, required or approved by the client to augment the architect's normal services.
Compiling maintenance or equipment operation manuals.
Designing furniture, fixtures, furnishings and decorative work or assistance in the selection and purchase of such items.
